The number that matters is the rate per square foot of carpet area and what that rate buys in materials. Everything below is stated in those terms, including what it does not cover.

Essential

A complete home, specified honestly, with nothing hidden in the finish.

₹1,600–2,200per sq ft, carpet area

Branded laminates, factory-finished ply, standard hardware with a written warranty.

Includes

  • Full design — layouts, elevations, 3D views for every room
  • Modular kitchen and all wardrobes
  • Electrical and lighting layout, plus false ceiling where needed
  • Painting throughout and one accent treatment
  • Site supervision, with weekly photographs
  • Snag list closed before the final payment

Not included

  • Loose furniture and soft furnishings
  • Appliances
  • Structural or plumbing relocation

Signature

Where most of our projects sit. Real materials where they are touched.

Veneer and duco on joinery, engineered stone counters, soft-close everywhere, custom-matched paint.

  • Veneer or duco finishes on all visible joinery

  • A lighting scheme — layered, dimmable, warm throughout
  • Curated loose furniture, procured and installed

Bespoke

Everything drawn, nothing catalogue. For homes that are genuinely one-off.

Solid timber, natural stone, bespoke metalwork, imported hardware, custom-fabricated lighting.

These are indicative market rates, not a quotation.What a flat actually costs depends on its condition, how much civil work it needs, and how much of it you already own. We quote a fixed number after a site visit, and that number does not move unless you change the brief.

Where the money goes

Joinery is nearly
half of any budget.

Worth knowing before you compare two quotes. A studio that is cheaper overall is usually cheaper on joinery, and joinery is the part you touch every day. Our fee is the smallest line on this list.

    Demolition, plaster, flooring, tiling, painting, waterproofing.

  3. Electrical & lighting15%

    Rewiring, points, false ceiling, fixtures and the control system.

  4. Loose furniture15%

    Sofas, beds, dining, chairs, rugs. The part you can phase if you must.

  5. Design fee8%

    Our fee. Fixed at the start, not a percentage that grows with your budget.
